What if repairs reveal hidden damage after the insurance inspection?

Document the newly discovered damage before it is removed or covered up, and notify the insurer promptly. Ask whether it needs another inspection, then submit the evidence and added repair costs as a supplement if the damage comes from the original covered loss.

What to do now

  1. Pause work in the affected area if you can do so safely, and protect it from more damage.
  2. Photograph and measure. Wide and close shots with a tape measure or other scale. Video helps.
  3. Have your contractor write a short note on what was found, where, and what it needs.
  4. Notify the insurer in writing the same day if you can. Say what you found, attach photos and ask whether they want to inspect.
  5. Ask for a response in writing. If they decline to inspect, ask them to say so.
  6. Submit the added costs as a supplement. See how to request a supplement.

Common examples

Rot or mold behind finished walls, water-damaged framing or subfloor, damaged wiring or plumbing, failed connections, and wet insulation.

Is it covered?

It depends on the cause. Damage tied to the covered loss may be added to the claim. Long-standing deterioration or damage from another cause may not be. Ask your contractor or specialist to say what they believe the cause is and why.

Should repairs wait?

Not always. If leaving an area open risks more damage, protect and document it and tell the insurer why. If the insurer wants to inspect, ask for a date and give reasonable access. Keep a record of every step.

Photos that help

The opened area before and after, labels showing material type, moisture readings, the source of water if visible, and a view showing where in the building it sits.

Policy and state differences

Notice requirements and time limits differ by policy. Do not wait to see if it resolves itself. Check your policy and your state regulator’s guidance.

FAQ

Should repairs pause for another inspection?
If you can protect the area, document it and give the insurer a short, reasonable window. If waiting would cause more damage, protect it, document it and tell them in writing.

What photos should the contractor take?
Wide shots showing location, close-ups with a scale, moisture readings, and photos before anything is cut out or removed.
