Mold After a Water Loss Is Part of the Claim. Don’t Let It Be Written Off.
Mold is usually what a water loss leaves behind: a burst pipe, a failed supply line, a roof leak after a storm, or a basement that was not dried out properly. Whether and how much your policy pays depends on what caused the mold and on how your policy words its mold coverage — many homeowner policies in New York, New Jersey, Pennsylvania and Connecticut limit mold coverage to a stated amount unless it results from a covered water loss. GB Claims LLC reads your policy, documents the water event that caused the mold, and presents the claim so the remediation, repairs and contents are all accounted for.
What Insurance Adjusters Often Leave Out of Mold Claims:
- The water loss behind the mold: A mold claim is usually a water claim first. We document the source and timeline of the water so the loss is presented under the coverage that applies, not written off as “long-term seepage” or “maintenance”.
- The real scope of remediation: Containment, negative air and air scrubbing, removal of affected drywall and insulation, treatment of framing, and post-remediation clearance testing. A quote for wiping surfaces is not a remediation estimate.
- Policy sublimits and endorsements: We identify the mold limit in your policy, any mold endorsement you purchased, and which parts of the loss (tear-out, drying, rebuild) fall outside that limit.
- Rebuild after remediation: Drywall, insulation, flooring, trim and paint that were removed to get at the mold have to go back. That is repair cost, and it belongs in the estimate.
- Contents and living expenses: Affected furniture, clothing and belongings, and the cost of staying elsewhere while the home is unsafe, when your policy provides for them.
