Why Pike County claims are often large
Pike County is mostly woods, lakes and private communities, and many homes are second homes. That makes losses bigger and claims harder:
- Empty houses in winter. Many homes in Hemlock Farms, Lords Valley, Conashaugh Lakes, Gold Key Lake and around Lake Wallenpaupack sit empty for weeks. A frozen pipe can run for days before anyone finds it.
- Wood stoves, fireplaces, propane and oil heat. Heating fires are common, and log and frame homes burn fast.
- Distance and water supply. Many homes are far from a firehouse on private roads with no hydrants, so more of the house can be lost before the fire is out.
- Wells and septic. Pump, pressure tank and supply line failures can flood a basement or a whole floor.
- Trees, snow and ice. Storms bring trees down on roofs, and heavy snow and ice dams cause roof leaks and collapses.
- Theft and vandalism at homes that are empty for the season.
What to do first
- Call 911 or a plumber for the emergency, and shut off the water at the main or the well pump.
- Let a restoration company board up, tarp or dry out the house. That is normally part of the claim.
- Report the claim and write down the claim number and the adjuster’s name.
- If you are not at the house, ask a neighbor or your community’s office to let the restoration company in, and get photos before anything is removed.
- Do not sign a final settlement or a release until the whole loss has been measured.
Where Pike County claims get underpaid
- Water damage that spread for days in an empty house, inside walls and under floors
- Mold that grew before anyone found the leak
- Smoke damage in rooms the fire never reached
- Matching flooring, siding and log or cedar finishes
- Contents in second homes that nobody listed
- “Vacancy” or “freezing” denials that may not hold up under the actual policy wording
- Additional living expenses or fair rental value for homes that were rented out

Frequently asked questions
Is GB Claims licensed in Pennsylvania?
Yes. GB Claims LLC is licensed as a public adjuster in Pennsylvania, License #1336704. Pennsylvania requires public adjusters to be licensed by the Pennsylvania Insurance Department.
Do you come out to Pike County?
Yes. We inspect the property in person, document and measure the damage, and meet the insurance company’s adjuster on site. Milford is about an hour from our Suffern office.
My Poconos house froze while I was away. Is it covered?
It depends on the facts and your policy. Many policies limit coverage for freezing in a home that was not heated or was left vacant, but those clauses have definitions and exceptions. Have the policy read against what actually happened before you accept a denial.
I live in New York or New Jersey and the house is in Pike County. Can you still help?
Yes. That is common here. We work with you by phone and email, meet the adjuster at the house, and keep you updated so you do not have to keep driving out.
Can a public adjuster help if the insurer already paid?
Often yes. If damage was missed or underpaid, the claim can usually be supplemented within the policy’s time limits. Cashing the check usually does not close the claim unless you signed a release.
