Depreciation reduces a payment to reflect the age and condition of the damaged property. Under qualifying replacement-cost coverage, some withheld depreciation may be recoverable after repair or replacement and submission of proof, subject to policy conditions, limits and deadlines.

Actual cash value versus replacement cost
- Actual cash value (ACV) is generally replacement cost minus depreciation: roughly what the item was worth at the time of the loss.
- Replacement cost is what it costs to replace the item with a new one of similar kind.
Many policies pay ACV first and release the withheld depreciation, often called recoverable depreciation, when the work is done and documented. Some policies pay ACV only for certain items, such as older roofs or personal property.
What to do now
- Find the depreciation line on the payment worksheet and note whether it is marked recoverable or non-recoverable.
- Read your policy’s replacement-cost conditions: what must be done, within what time, and with what proof.
- Keep invoices, contracts, proof of payment and photos of completed work.
- Submit a written request for the withheld amount when the work is done.
- If the amount looks wrong, ask how the insurer calculated depreciation on each item.
Is all depreciation recoverable?
No. Some is recoverable only if you repair or replace. Some may not be recoverable at all under your policy. Whether labor can be depreciated is treated differently by different policies and states, so ask how your insurer handled it.
Common problems
- Work finished but proof never sent
- A time limit missed because no one tracked it
- Depreciation applied to items that should not be depreciated
- A mortgage company holding up release of funds
Policy and state differences
Conditions and time limits sit in your policy and differ by state. Do not assume a deadline. Check your policy and your state regulator’s guidance.
