Is a public adjuster worth hiring for my property claim?

A public adjuster may be useful when a substantial covered loss involves disputed estimates, extensive documentation or more claim work than you can manage. Compare the service and its fee with the money available for repairs. Hiring one does not guarantee a larger payment, and it is not required to make a claim.

What a public adjuster does

A public adjuster works for the policyholder, not the insurance company. The work includes documenting the loss, writing a line-by-line estimate, filing and supporting the claim, dealing with the insurer’s adjuster, and following the claim through supplements and depreciation release.

When it may be worth considering

  • The loss is large or affects many parts of the property
  • The insurer’s estimate is far from your contractor’s
  • The claim was denied or partly denied
  • Several coverages are involved, such as building, contents and additional living expenses
  • You are living through repairs and cannot spend the time the claim takes
  • A business or rental property needs lost income documented

When you may handle it yourself

  • The loss is small and clear and the insurer is paying fairly
  • The damage is near or below the deductible
  • You have the time and the insurer is responsive

What to compare

  1. Scope. What exactly will the adjuster do?
  2. The agreement. Read all of it. It should say how the fee is figured and what it applies to.
  3. License. Confirm the adjuster is licensed in your state with your state regulator.
  4. Promises. Anyone who promises a specific result is promising too much.
  5. Your own time. Claims take work. Put a value on it.

Be careful with

Guarantees, pressure to sign the same day, requests to sign over your insurance checks outright, or anyone unlicensed. If something in a contract is unclear, ask before you sign and keep a copy.

Policy and state differences

Public adjuster rules, including contract terms and any fee limits, differ by state. Check your state regulator before signing: NY DFS, NJ DOBI, Pennsylvania Insurance Department or Connecticut Insurance Department.

FAQ

When can I handle the claim myself?
When the loss is small and clear, the insurer is paying fairly and promptly, and you have time to document and follow up. You can bring in help later if a dispute comes up.

Can a public adjuster guarantee a settlement?
No. No one controls what the insurer decides. A good adjuster improves how well the claim is documented and presented.
